As we prepare to implement the new ButterflyMX Smart Entry System at the community gate, we want to ensure that all residents who require vehicle access are properly registered and ready to use the system.

To complete the setup, we kindly request that homeowners provide the email address and/or phone number of any additional RESIDENTS (e.g., spouse, partner, adult children, roommates) living at your property who require vehicle gate access.
This information is necessary so that each resident can receive their personal registration instructions and access credentials and for the ButterflyMX app.

Our online portal provides a convenient platform for you to access various services and amenities from the comfort of your home. Whether you need to access your homeowner account, submit maintenance requests, or view your governing documents, or your communities’ rules and regulations.

By signing up for our online portal, you can enjoy the following benefits:

• Convenient Payments: Easily pay your assessments and other fees online, saving you time and hassle.

Note that you can add any additional accounts including your clubhouse account. You will need to create your first account then add your second account by clicking “my profile” under “homeowners” and you will click “register an additional property”. You can mail your payment for your assessments by sending your payment coupon and a check to the following address:

You will need to include one check per property address please, as well as your payment coupon and reference your address in the memo line of each check.

Bill Pay
You can set up Bill Pay through your bank by providing them with the following information:

Please make sure the address of your property is on the check.

Online Payment
You can make Online payments using either credit cards or e-check through your homeowner portal at www.myfolioaccount.com to create a user account. You will need to ” Register” and complete the information required to gain access to your Online account. Once registered and approved, you will receive a password via mail and will be ready to make Online payments.

We are excited to announce the upcoming implementation of the ButterflyMX smart entry system for our community entrance gate. A modern, secure, and user-friendly solution designed to enhance your experience and streamline access across our property. This smartphone-based system will replace our current gate access method, offering enhanced security, convenience, and flexibility for residents and their guests.

Traditional remotes or clickers; you may continue using your existing gate remote as usual. In addition, residents and guests will have the option to use the intercom unit at the gate for direct access.

🔑 What Is ButterflyMX?

ButterflyMX is a cloud-based video intercom and access control system used in residential communities nationwide that allows residents to manage property access directly from their smartphones. While it offers mobile access through a smartphone app, it also supports traditional and on-site access methods.

Key features include:

  • Gate Intercom Use: Guests or residents can use the on-site touchscreen to request entry or enter a PIN code.
  • Smartphone Access (Optional): Open the gate with your phone via the ButterflyMX app.
  • Remote Guest Access: Grant entry to visitors, deliveries, or service providers with one-time or recurring virtual keys or PINs from anywhere even when you’re not home.
  • Virtual Keys & PINs: Issue single-use or recurring access codes for guests.
  • Integration with Smart Devices: Use voice commands via Siri or Alexa to open the gates.
  • Multi-Device Compatible: Available on both iOS and Android platforms.
  • Continued Support for Existing Remotes: Your current gate remote or clicker will continue to work without any changes.

Installation and implementation of the ButterflyMX system will begin within the next few weeks. Updates and step-by-step setup instructions will be shared as we approach the rollout. Details which will include how to set up your account and start using the system as the rollout progresses.

💵 Cost & Support

The system will be funded through a modest fee of $2 per month ($24 annually) per lot/home, which includes:

  • Full access to the ButterflyMX mobile platform.
  • Ongoing software support and security updates.
  • Self-management features for residents (control your own guest access, view history, etc.).
  • Remote management capabilities for property managers.
  • Ongoing software updates and support.

This fee ensures continued support, maintenance, and upgrades of the gate access system.

This cost-effective solution enhances the security and convenience of our community.

Importantly, this is not an additional bill or separate charge.
The cost of the ButterflyMX system is already included in your current assessments and will not be billed separately.

Once installed, residents will receive instructions on how to download the ButterflyMX app and set up their accounts. The app is available for both iOS and Android devices.

2025 Holiday Schedule

Memorial Day—Unincorporated Orange County residents will receive services on schedule. All other customers will not be serviced on Memorial Day and will experience a one-day delay.

July 4th – No service interruptions. Services will run on schedule.

Labor Day – Unincorporated Orange County residents will receive services on schedule. All other customers will not be serviced on Labor Day and will experience a one-day delay.

Thanksgiving Day—Due to the holiday, there will be no service. Those who receive service once per week will receive service on a one-day delay. Those who receive service twice per week will receive service on their next regular service day.

Christmas Day– Due to the holiday, there will be no service. Those who receive service twice per week will receive service on their next regular service day. Additional changes are listed below.

Maitland – The make-up days for Christmas Day and New Year’s Day (yard waste only) are Saturday, December 29, 2025, and Saturday, January 5, 2026.
Eatonville – The make-up day for Christmas Day is Thursday January 1, 2026.
Winter Park – The make-up day for Christmas Day is Thursday, January 1, 2026.
The City of Windermere – The make-up day for Christmas Day (yard waste only) is Saturday December 29, 2025.
New Year’s Day– No service interruptions. Service will run as usual.

Architectural Review Board Approval

If you are planning to complete external property maintenance or make any exterior changes to your home including exterior painting, roofing, windows, doors, landscaping (including sod and trees), mailboxes etc. an Architectural Review Board (ARB) Application must be submitted for approval.
Any work performed without Architectural Review Board (ARB) Committee approval, which is required pursuant to the Johns Landing Declaration of Covenants, Conditions, Easements & Restrictions Article XV, may be subject to a fine.

NOTE: You will require prior Architectural Review Board (ARB) approval when painting the same color or using the same materials for maintenance, repairs or replacement.
Work may not commence until your request is approved by the Architectural Review Board (ARB).

The Town of Oakland recently partnered with Waste Pro for waste collection services from February 1, 2025.

Frequently Asked Questions for New Service

When will my trash can be delivered?

Trash cans will start to be delivered on Saturday January 25 and the 7-10 days after. The new cans will be sealed and should not be used until the 1st designated pickup date (2/4 or 2/7). The new service with Waste Pro does not take effect until after February 1st.

Where can I recycle my old trash can?

Old trash cans and green recycle totes can be used for yard debris collection, or can be recycled by dropping off at 205 E Gulley. Ave. They should not be used For trash collection after Feb 1, unless you have not received the new Waste Pro, Oakland branded, Cart.

What is my collection day?

Garbage Collection is picked up on Tuesdays OR Fridays. Please see the map below to determine your day of the week.

  • Garbage Collection is picked up on Friday.
  • Recycling is picked up on Thursday.
  • Yard Waste is picked up on Wednesdays.

Please place all items on the curb by 7:00 a.m. for pickup.

Holiday Schedule:

Thanksgiving and Christmas
If your collection day falls on one of these holidays, your collection service will be moved to the following Saturday.

Bulk Pick-up Information:

Important Changes to Trash Collection in Oakland

Effective February 1, 2025, Trash Collection will change to once-a-week pick-up.
Waste Pro will be the new waste and recycling collection provider in the Town of Oakland.
Residents will receive one 96-gallon garbage and one 96-gallon recycling can, unless a smaller can is requested. To request a smaller can, please visit Waste Pro’s Website.

  • Zone 2: Friday

Yard Waste

  • Wednesday – Placed in bags or your own can.

Bulk Pick-up

  • Same as trash day. Residents will need to call Public Works to arrange pick-up.

There are many options! Old cans can be used for yard waste, recycled, or labeled as trash and thrown away.
