How to Obtain Gate Remotes

Gate Remotes

Residents can request Gate Remotes at a cost of $28.00 each by completing the Gate Remote Request Form.

Please bring:

  • Documentation (driver’s license, electric bill, etc., showing your name and property address)
  • Check or money order payable to John’s Landing HOA in the amount of $28.00 for each remote.

Please Note

  • All (4) digit access pins are being phased out.
  • Only (3) digit gate directory access numbers will work.
    If you do not have your (3) digit access number, please apply for yours promptly.

  • All remotes will continue to work as normal to open the gates and booms.
  • Delivery companies such as Amazon, UPS, DHL etc already have and wil continue to have automated access to the community
  • There will be provision for community access for service vendors such as garden, pool services etc
  • Violators of the items listed below will be fined:
  • Do not hold your remote button down for a prolonged time as it jams the gates and booms open.
  • Do not use your remote to allow unauthorized vehicles to gain access into the community.
  • Do not give the four (4) digit pedestrian gate pin to anyone not resident in the John’s Landing community.

Important Gate Access Information

  • For Gate Access, be sure to complete and submit the Gate and Directory Entry Request Form to have your name and phone number added to the Gate Directory. Gate Code and Directory Entry Request Form
  • When guests arrive, they will punch in your three (3) digit number on the directory key pad which will ring the phone number you provide.
  • All you do is press the number “9” key on your phone and hang up and the gate will open.

Guests and Vendors Will Contact You To Gain Entry

Please inform all guests that if they try to follow another vehicle through the gate and damage the gate or arms, they will incur a $500 minimum charge.
This warning is posted on the sign at the entrance gate.
Should you witness a vehicle damaging the gate or arms, please take down the license plate number and if commercial, any identifying signage on the vehicle.
A homeowner that is aware of a violation should contact the HOA by filling out the Violation Report Form to report the violation.
Vendors such as Amazon, UPS, USPS DHL etc already have and will continue to have automated access to the community.
Provision will be made for all other reoccurring delivery and service vendors such as garden service.
Emergency Services have and will always have unrestricted access to the community.

Resident Vehicle ID Clings

All vehicles belonging to John’s Landing residents are required to display a resident vehicle ID cling on the bottom, drivers side corner of the vehicles windshield. The resident vehicle ID cling will assist to determine which vehicles belong to John’s Landing community residents. The lack of a resident vehicle ID cling will also identify those vehicles as none resident vehicles such as guests and any undesirables possibly casing the neighborhood.
The resident vehicle ID clings will also allow residents displaying the cling to:
Park their vehicles in the gate parking lots during the day between 6am and 10pm for a maximum of 2 hours.
Utilize the John’s Landing community dock.
Park in Largovista Dr while enjoying John’s Lake.
Resident Vehicle ID clings can be requested by completing the Resident Vehicle ID Cling Request Form.

New Owners/Residents

If you are a new owner/resident in John’s Landing community, please complete and submit the Owner Contact Information Form below so that we can enter the information into our database.
In this way, if we need to contact you, we have the information readily available.
This form can also be used to update contact information.

Architectural Review Board

If you are planning to complete property maintenance or make any changes to your home exterior, involving painting, roofing, windows, doors, landscaping etc. you must submit an Architectural Review Board (ARB) Application to the Architectural Review Board (ARB) prior to commencement of work..

Exterior House Colors

Garage door must be a solid color and can be painted either:

  • White.
  • The same color as trim
  • The same color as body when garage and house are divided by sufficient amount of trim.
  • Garage doors CANNOT be painted the same color as the front door.
  • Colors are directly related to Color Scheme chosen.

No work may commence until your ARB request is approved.
The Architectural Review Board (ARB) committee has fourteen (14) days to inform you of their decision, so do not wait until the last minute to submit your application.

No Parking

Parking Is A Safety Issue In Our Community. Our narrow roads make it difficult for emergency vehicles (Fire, Ambulance, and Police) to navigate, especially if vehicles are parked across from one another. Please abide by the rules.
In addition to our governing documents, parking on the sidewalk within the community is a violation of Orange County Ordinance 85-1 and will result in your vehicle being towed without warning. It is a violation to park on ANY sidewalk ANYWHERE in Orange County.

Enforced 24 Hours a Day, 7 Days a Week

Basic parking rules are as follows:

  • No street parking from 1:00am and 6:00am
  • No parking at the gate lots between 10:00pm and 6:00am
  • Parking at gate lots limited to posted times with Resident ID Cling displayed/li>
  • No parking on ANY grass in our community (Common and/or Private Property)
  • No blocking the sidewalk (Orange County Ordinance 85-1)
  • No parking at boat dock, area for active loading and unloading only

No Parking On The Street Overnight

There is NO OVERNIGHT PARKING ON THE STREET anyone parking on the street between the hours of 1:00 am and 6:00 am will be towed at owners expense.

When parking on the street during the day please be considerate.
Do not block any driveway by parking in front of or directly across from a driveway.
Only park on one side of the street so that large trucks or emergency vehicle have easy access.
There is NO PARKING on the grass or any empty lots.
Vehicles parked on the grass or empty lots will be towed at owners expense.

No Parking In Community Lots At Entry Gate

There is NO OVERNIGHT PARKING AT THE GATE PARKING LOTS. Anyone parking in the gate parking lots between the hours of 10:00 pm and 6:00 am will be towed at owners expense.
There is NO EXTENDED PARKING ALLOWED IN THE COMMUNITY PARKING LOTS AT THE GATE.
Parking in the community parking lots at the gate for extended periods at any time or parking overnight will result in the vehicle being towed at the owners expense.
Short term parking up to a maximum of 2 hours is allowed only while utilizing the community recreation area: playground and tennis court or while waiting for the school buses.
Maximum of 24 hour parking is allowed on occasion for residents with a Temporary Parking Permit.
Temporary Parking Permits can be requested by completing the Temporary Parking Permit Request Form.

No Tailgating

There is NO TAILGATING ALLOWED.
The Boom and Gate Arms are programmed to permit ONLY ONE VEHICLE AT A TIME to pass through the boom and gate.
Any vehicle tailgating and causing damage to the boom or gates will be fined a minimum of $500.

Ponds

Please adhere to pond rules:

  • No Fishing
  • No Swimming
  • No Boating
  • No Floatation Devices
  • No Fireworks
  • No Littering
  • No congregating around ponds

No Fishing from Ponds

Pursuant to existing law, the governing water management authority specifically states that community retention ponds are NOT to be used for recreation such as Swimming, Boating and Fishing. The governing water management authority originally stocked community ponds and cautions that removal of fish will result in a breakdown of the eco system.
Removal of fish will result in substantial financial costs to the community for the restoration of the eco system in the ponds.

Boat Dock

Please adhere to boat dock rules:

  • Boat Ramp for Resident Use Only
  • No Parking for Active Use Only
  • No Swimming
  • No Fireworks
  • No Littering

Pets

Please be respectful of your neighbors and pick up after your dogs. IT’S THE LAW
(County Ordinance 5-42 – Maximum Fine $500)

Pet waste transmits disease and it is not right for homeowners that do not own dogs to have to step in it.
The Association has installed two pet stations with Fido bags and trash cans for the residents to use when walking their dog.
If you would like more pet stations added, please let your Board know by e-mailing the management company.
Please remember that the disposal of trash in the streets ends up in the drains and the drains empty directly into the ponds.

Please Be Aware Of Wildlife In The Area!

INVASIVE CANE TOADS
The cane toad (also known as the bufo, giant or marine toad) is a large, nonnative amphibian that has been introduced into Florida.
Cane toads are considered an invasive species and are poisonous to most animals that try to bite or consume them.
The FWC encourages landowners to kill cane toads on their own property whenever possible.
The skin-gland secretions of cane toads (called bufotoxin) are highly toxic and can sicken or even kill animals that bite or feed on them, including native animals and domestic pets.
The skin secretions may irritate the skin or burn the eyes of people who handle them.

GATORS:
Be advised that we are aware of gators in John’s lake who on occasion make their way into the community ponds. They may also be traveling through the drainage system to the bodies of water in our community so please keep an eye out. Should you notice any gators in your area please contact the appropriate agency and let your neighbors know to be extra cautious with pets and children.
SNAKES:
Please be cautious of snakes around the community, especially near ponds and the lake.
COYOTES:
Please be advised that coyotes have been reported on camera video running in front of houses late at night.
BEARS:
Warning. Bears have been reported in the community and seen on camera video running in front of houses late at night.
Please keep bins in garages and consider purchasing a bear proof garbage can.

TURTLES, BIRDS and Other WILDLIFE:
Please be mindful of the wildlife crossing roads in the community.

Solid Waste and Recycling

The Town of Oakland has 2-1-1 Collection Program and has contracted Solid Waste and Recycling Services with Advanced Disposal.

  • Household waste is collected twice a week on Tuesday and Friday
  • Recycling is collected once a week on Wednesday
  • Yard waste is collected once a week on Wednesday

Town residents are provided one free green bin for recycling.
Additional bins are available for purchase at Town Hall.
The Town provided bins are the only acceptable bins for recycling.
Material not set out properly will be tagged

Tips for Problem-Free Collection Service

  • ​Place material out after 6:00p.m. the night before or by 6:00a.m. the day of collection to be sure you do not miss the collection truck
  • Place material within 3 feet of the curb
  • Remove containers from the curb within 12 hours after pickup
  • DO NOT MIX yard waste, household waste, and recyclables
  • Containers, bundles, and bins must weigh less than 50 pounds when full
  • Material not set out properly will be tagged

Recycle Right

​​Items in designated recycle bins will be collected by the recycling truck. Do not use plastic bags for recycling. If your recycling bin is full, put the excess recyclables into brown paper grocery bags or cardboard boxes no larger than the size of a recycling bin. Excess newspapers and magazines may be stacked and tied with string. The Town encourages you to recycle the following items:

  • ​Newspapers, pasteboard, paper bags, magazines and junk mail should be placed in recycle bin.
  • Flattened cardboard may be placed next to the bin and should be no larger than 3 feet by 3 feet.
  • Recycle aluminum and tin cans, glass bottles, drink boxes and milk/juice cartons, empty aerosol cans, plastic containers marked with a #1 or #2, and plastic bottles marked with a #3 or #7
  • Put excess recyclables into brown paper bags or cardboard boxes no larger than the size of your recycling bin.
  • Excess newspapers and magazines may be stacked and tied with string.
  • Do not use plastic bags for recycling.
  • Do not mix recycling with yard waste.

Yard Waste

Yard Waste collection is for all vegetative landscaping material, grass, and tree and shrub trimmings. It is not for the removal of wood debris generated as a result of tree removals, whether by a homeowner or a contractor.

  • Bundle tree and shrub clippings into lengths of 5 feet or less, or place into a container that can be lifted by an adult.
  • Remember the weight limit for bundle, container, or a single item must not exceed 50 pounds
  • Consider tying the bundles with string or twine, as it is very much appreciated because it makes it much easier for Advanced Disposal employees to lift up and into the truck

Watering Restrictions

The St. Johns River Water Management District’s watering restrictions are designed to ensure the efficient use of water for landscape irrigation. The mandatory restrictions specify the time when watering may occur, the amount of water that may be applied, and the days when watering may occur for residential and nonresidential locations. These days depend on whether the address ends in an odd or even number, and on the time of year.
