Transition to HomeRiver Group Management

Dear Homeowners,

We are proud to announce the Board of Directors has selected HomeRiver Group to provide professional community association management services as of 1/1/2025. At HomeRiver Group, we are committed to providing excellent service and enhancing the overall living experience for all residents. With our dedicated team of professionals and proven track record in community management, we are confident that we can contribute positively to the well-being and functionality of Johns Landing Homeowners Association, Inc.

Please note that we are building your community database and inputting your new information. Transitions to HomeRiver Group can take up to 90 days to accurately reflect on your account. Your payment coupons or statements if required for your community will be sent to you shortly but if you would like to contact us re: payment, please see the below information.

Online Portal:
The Association utilizes an online system to keep the neighborhood informed of special events, updates, and announcements. You will also find digital copies of the By-Laws and Declaration(s), as well as forms for submitting architectural changes, making online payments, meeting minutes, and much more. To register and log in to your owner portal, please wait for your coupons or statements to be delivered as you will need your account number to register. Once you receive your coupons or statements, please go to www.homeriverconnect.com. Please click the Register Button and submit your information. Once your information is verified, you will receive an email notifying you. To log in to your Account, enter your Email Address and Password in the fields provided. When you have successfully logged into your owner portal, you must update your information to keep our records current. This includes an up-to-date email address and telephone number.

1. Coupons or Statements
The coupon remittance address will be listed on your coupons or statements. That address is:

2. Bank Bill Pay
If you would like to pay your assessments using an online bill pay service or pay online through your personal bank’s online payment service, you must delete your current setup and add a new payee to ensure your payment is posted promptly. The remittance address is as follows:

3. Online Payments
Owners can make online payments via e-check or credit card through your association’s portal by visiting www.homeriverconnect.com Choose the “Pay Assessments”, option on your main portal page to make quick and easy online payments. Please note there is a fee for e-checks of $1.99 per payment. The cost for credit cards is 3.25% of the payment amount. If you have not registered for your username or password, you will need to do so first. Once registered and approved, you will receive a password via email, and you will be ready to make online payments.

4. Previous ACH
If you had your assessment coming out via ACH with the previous management company, your ACH will not transfer to HomeRiver Group.

Association Assessments Due on July 1, 2024

Association Assessments Due on July 1, 2024


The current Association dues are $1,000 a year billed twice a year for the amount of $500 on January 1 and July 1.

The current Association dues are due on July 1, 2024.

HOA Annual Dues not received prior to July 31, 2024 will be placed into delinquency.

Ensure that your dues are never overdue; Setup an Automatic Debit.

 

Collection Policy under Empire Management

Grace Period: 10 Days
Any balance not paid before end of day the 10th, will incur a late fee of $25 and 18% interest per annum and continuously accrue interest until the account is paid in full.
Collection Notices
30 Day Notice of Late Assessments (NOLA):
Sent after 30 days of delinquency providing the property owner 30 days to pay the assessment in full, plus any late fees and interest. This letter may be sent by the Association’s management team or its attorney, and the outstanding balance due would include collection fees, including possible legal fees and costs, which must be paid by the Owner in order to bring the account current.
45 Day Notice of Intent to Lien:
Sent after the expiration of the 30-day notice.
If payment in full is not received prior to the expiration of the 45 Day Notice of Intent to Lien, or if the homeowner failed to enter into an approved payment plan, then the Association will have a Lien recorded in the county’s Official Record Books and a 45 Day Notice of Intent to Foreclose the lien will be sent by the Association’s attorney and would include additional fees and costs which must be paid by the Owner in order to bring the account current.
Note: All payments received will be applied per Florida Statutes, with the funds applied first to interest, late fees, costs of collection and attorney’s fees before being applied towards delinquent assessments irrespective of any limiting language placed on a memo line.
Payment Plans:
Requests for payment plans will be accepted and bound by written document if the Owner can repay the full delinquency and on-going assessments within a 6-month period to include ongoing dues and a 25% deposit ; however, interest and late fees will continue to accrue.
Attorney:
Accounts may be turned over to the attorney as early as the expiration of the 30-Day Notice.

Violations and Fines

Homeowners Please Note

Violations not brought into compliance in a timely manner will be refereed to the Fines Committee.

Fines are levied at $100 per day up to $1,000 per violation.

Once Fines are processed homeowners have 5 days to pay the fine and the property violations must be brought into compliance.

Failure to pay fines or bring the property into compliance will result in the property being handed over to the Johns Landing HOA attorney to initiate legal proceedings which will result in a lien placed on the property and eventual foreclosure.

Association Assessments Overdue After July 31, 2022


The current Association dues were due on July 1, 2022.

HOA Annual Dues not received prior to July 31st 2022 will be placed into delinquency.
From July 31st, 2022 all non-paid dues will be placed into delinquency and subject to fines, penalties and a lien placed against the property until paid in full.
Ensure that your dues are never overdue; Setup an Automatic Debit.

Association assessments are due twice a year, January 1st and July 1st of every year.

Architectural Review Board Approval

If you are planning to complete external property maintenance or make any changes to your home including exterior painting, roofing, windows, doors, landscaping, mailboxes etc. an Architectural Review Board (ARB) Application must be submitted for approval.
Any work performed without Architectural Review Board (ARB) Committee approval, which is required pursuant to the Johns Landing Declaration of Covenants, Conditions, Easements & Restrictions Article XV, may be subject to a fine.

NOTE: You will require prior Architectural Review Board (ARB) approval when painting the same color or using the same materials for maintenance, repairs or replacement.
Work may not commence until your request is approved by the Architectural Review Board (ARB).

The current Association dues were due on January 1, 2022.

HOA Annual Dues not received prior to January 31st 2022 will be placed into delinquency.
From January 31st, 2022 all non-paid dues will be placed into delinquency and subject to fines, penalties and a lien placed against the property until paid in full.
