New Community Abutting Johns Landing

A new community Bayview at Johns Lake is in the final stages of approval by the Town of Oakland. This new non-gated community will border the Johns Landing community from Remington Road along the south side of the entrance way, down the west boundary alongside three Johns Landing custom homes to Johns Lake. The only barrier that Johns Landing has is a perimeter fence consisting of brick pillars with fencing between the pillars allowing a view of the neighboring land through the fence.

The homes in the Bayview community will consist of 20 homes of between 2,300 and 2,700 square feet that will be backing onto the Johns Landing community. Potable water will be tapped of of Largovista. Sewer will be tapped off from RaceTrac extended down along and under Remington Rd.

Johns Landing Homeowners have concerns for the future of the Johns Landing community once Bayview at Johns Lake has been developed.

  • When entering Johns Landing the first view to the right of the entrance way that visitors would have, will be the backs/backyards of six Bayview homes that will be located next to and all along the Johns Landing entrance way.
  • There will be seven Bayview homes that will be backing onto the side boundaries of the three Johns Landing custom homes with no privacy or screening.
  • Traffic both when exiting or entering Remington Rd from or to West Colonial Dr (SR-50) has become an issue since the RaceTrac was constructed. With the additional residents of Bayview on Johns Lake added to the traffic, that intersection will become far more challenging.
  • Tapping off from Largovista’s potable water would possibly decrease pressure in the service to the Largovista and other residents on that water main feed.

Johns Landing Homeowners would desire the Bayview developer to build a wall along the shared boundary with Bayview or at the very least to back-fill the existing Johns Landing fence resulting in a proper boundary wall between the two communities.

The current traffic around the Remington Rd – West Colonial Dr intersection would need to be addressed by the Town of Oakland.

The next hearing and presentation by the developer to the Town of Oakland council will be in the Oakland Community Hall on August 9th, 2022 at 7:00pm .

All Johns Landing Homeowners are requested to please attend this hearing in person if possible and voice your concerns.

Violations and Fines

Homeowners Please Note

Violations not brought into compliance in a timely manner will be refereed to the Fines Committee.

Fines are levied at $100 per day up to $1,000 per violation.

Once Fines are processed homeowners have 5 days to pay the fine and the property violations must be brought into compliance.

Failure to pay fines or bring the property into compliance will result in the property being handed over to the Johns Landing HOA attorney to initiate legal proceedings which will result in a lien placed on the property and eventual foreclosure.

Association Assessments Due NOW

Association Assessments Overdue After July 31, 2022


The current Association dues were due on July 1, 2022.

HOA Annual Dues not received prior to July 31st 2022 will be placed into delinquency.
From July 31st, 2022 all non-paid dues will be placed into delinquency and subject to fines, penalties and a lien placed against the property until paid in full.
Ensure that your dues are never overdue; Setup an Automatic Debit.

Association assessments are due twice a year, January 1st and July 1st of every year.

4th of July Fireworks

Reminder:

Fireworks are NOT permitted to be set-off within common areas.

With the approaching holiday weekend the John’s Landing HOA would like to remind residents that fireworks may not be set off around ponds or recreational areas including the boat dock and playground.

Fireworks may only be set-off from within the residents own property. In doing so resident assumes ALL responsibility for any damage incurred to surrounding homes and Johns Landing HOA property. All firework residue to be cleaned up within 24 hours.

  • Fireworks are not permitted to be set-off within common areas including the area around ponds and the boat dock
  • Fireworks are not to be set-off on empty lots
  • Fireworks may only be set-off from within the residents own property
  • In doing so resident assumes all responsibility for any damage incurred to surrounding homes and HOA property
  • All firework residue to be cleaned up within 24 hours
  • Be courteous and notify neighbors before setting off fireworks
  • Please be considerate to neighbors and pets – NO FIREWORKS after 10:00 pm
  • Please refrain from congregating around ponds
  • No littering

There have been reports of an unleashed dog in the Johns Landing Community.

Johns Landing HOA DECLARATION OF COVENANTS

This is a reminder to all dog owners in the community that it is against Johns Landing HOA DECLARATION OF COVENANTS to NOT have your dog on a leash when not in an enclosed area.
Failure to comply will result in a violation and or fine.
“All pets permitted to be kept by this article must be kept on a leash or within an enclosed area at all times.
2ND AMENDMENT TO DECLARATION OF COVENANTS, CONDITIONS, EASEMENTS & RESTRICTIONS Article VII 6″

Orange County Ordinance:

Pet owners should know that dogs must be kept on a leash not exceeding six feet anytime the dog is off your property.
This is an Orange County ordinance (Ord. No. 95-32, § 6, 9-26-95; Ord. No. 2005-07 , § 7, 7-12-05) to have a dog at large.
This can result in a citation issued or the animal to be seized and impounded.
“At-large shall mean:
(1) With regard to a dog: (a) A dog off the owner’s premises and not under a competent person’s control by means of a leash, cord or chain; or (b) A dog on the owner’s property and not under control of a competent person or not confined or restrained by means of a leash, cord or other humane restraining device; (c) Provided, however, a dog under supervision and engaged in hunting or agricultural or ranching tasks or a competition, trial or show, or designated dog park shall not be considered at large.”

Animals at-large prohibited

(a) Prohibition of animals at-large. (1) No domestic animal owner or person having charge, care, custody or control of any domestic animal shall permit, any domestic animal to run at large, upon any public property, or off the premises of the owner. (2) An officer finding a domestic animal at-large may issue a warning or a citation for such violation. If the owner cannot be identified and located with reasonable effort, such animal may be seized and impounded.

Website Down for Mainteneance

Website Server Migrating to a New Datacenter


As part of ‘s continued efforts to deliver the best security and reliability to our website and email, our system will be migrating to a new datacenter between June 24, 2022 – June 29, 2022. We anticipate our system migration to happen on June 25, 2022, starting at 12AM EDT.
During the migration of our server to the new datacenter, we are expecting approximately 1 hour of downtime for our website and email, as well as an inability to access our server account. However, the maximum amount of down time we may experience is up to 4 hours.
We assure you that every effort is being made to minimize any impact to our site and ensure that our environment is restored to normal operation as soon as possible.

IMPORTANT INFORMATION TO HOMEOWNERS OF JOHNS LANDING HOA

To All Residents:

In years past, the Board has utilized its best efforts to have homeowners comply with the covenants, restrictions and reasonable rules of Johns Landing Homeowners Association (“HOA”). Unfortunately, some homeowners simply ignore the covenants, restrictions and rules.

FINES COMMITTEE
Effective immediately, the Association will be enforcing the Declaration of Covenants, Conditions, Easements & Restrictions and the Rules & Regulations of the HOA. The Board has established a Fines Committee for the HOA. For homeowners who have not brought their property into compliance after receiving numerous violation letters the board will turn the homeowner over to the Fines committee. Homeowners who proceed with changes prior to receiving ARB approval are in violation and will automatically be handed to the Fines Committee. Homeowners in violation will receive a Notice of Hearing of the Fines Committee and are required to appear before the Fines committee at the next HOA board meeting. The Fines Committee will process fines levied by the board at $100 per day (per violation) up to $1,000 per violation. Should the homeowner fail to comply or pay the fine, the HOA will hand the homeowner over to the HOA attorney to start lien and foreclosure proceedings. Homeowners who choose to pay the fine and not bring their property into compliance will be handed directly over to the HOA attorney to start lien and foreclosure proceedings. The governing documents of the Johns Landing HOA and Section 720.305, Florida Statutes grant the HOA this authority.

GATE ACCESS
As previously notified to homeowners and residents, the gate codes are being purged from the system during June 2022. Residents should use their remotes/clickers to enter the community. Remotes can be ordered from the HOA website Gate Remote Request Form. Guests will require a 3-digit gate-dial-code to enter the community. The 3-digit code will be entered by the guest and will dial the residents linked phone number. On answering the call and validating the caller the resident will press “9” on their telephone keypad to open the gate and boom. If you have not already registered for your dial-in-code, please do so without delay Gate and Directory Entry Request Form.

PAVERS AT THE ENTRANCE AND GATE
Starting mid-July the pavers at the entrance and gate area will be replaced. This approximate 2-week project will cause disruption to the flow of vehicles entering and exiting the community. Residents are asked to please use caution when entering and exiting the community as all traffic will be flowing in and out of only one gate as work is being completed on the opposite side. Due to the congestion and traffic that flows in and out of the community during the day and to allow for a timelier completion of the project, work will take place in the evenings from 8pm to 6am. Regretfully residents in Cura Crt and particularly those who backup onto the gate and entrance area may experience overnight noise from machinery. Residents’ patience and understanding is requested for the duration of this project.

Apopka Vineland Road Resurfacing

REMINDER: Road Resurfacing Notice. Orange County Public Works will begin a road resurfacing project along a portion of Apopka Vineland Road on Thursday, April 14. Crews will be performing hot-in-place asphalt recycling along Apopka Vineland Road between Sand Lake Road and Farley Street south of the intersection with Conroy Windermere Road. Lane closures include:

🚧 Monday through Friday: 9 a.m. to 3 p.m.
🚧 Saturday and Sunday: 8 a.m. to 5 p.m.
