John’s Landing is a premier single family residential community ideally located and perfectly placed along the shores of John’s Lake close to the Florida Turnpike, West Orange Trail, and Oakland Town Hall.

Board Meeting
The next board meeting is scheduled to be held at 7:00pm on October 24, 2024 at the Oakland Meeting Hall, 221 N Arrington Street, Oakland, FL 34760.
Board meetings are held on the fourth Thursday of every month. Board meetings are NOT held in December.
All homeowners are welcome to attend the board meetings. (Meetings are restricted to homeowners ONLY.)
This is a great opportunity to meet your Board of Directors and your neighbors. It is also an opportunity to find out what is going on in your community.
Association Assessments
Association Assessments are due on January 1st and July 1st
The current Association Assessments are $1,000 a year due bi-annually for the amount of $500 on January 1st and July 1st.

Architectural Review Board (ARB) Guidelines
The ARB Declarations, Rules and Guidelines document is a compilation of all Architectural Review Board (ARB) related clauses from all the Johns Landing recorded documents (Declaration of Covenants, Conditions, Rules, Regulations and Guidelines etc) and ARB Guidelines to serve as a quick ARB reference guide for homeowners.
Architectural Review Board Approval
Work may not commence until your request is approved by the Architectural Review Board (ARB).
Driveway, Homes and Sidewalk Maintenance
Driveways, sidewalks, fences and homes must be cleaned to avoid mold and mildew build-up. In the event you do not with to pressure wash, there are other environmentally safe alternatives to cleaning the mold and mildew away. Sidewalks to be maintained by homeowner.
Golf Cart Ordinance – Town of Oakland
- All town streets within Town subdivisions or streets in subdivisions which traffic is enforceable providing they are approved for use by the subdivisions Homeowners Association and a written agreement has been entered with the Town for traffic enforcement on subdivision streets. Any notice to rescind this use will be provided in writing.
- No golf cart is permitted to ride on private property except that property owned by the same individual as the golf cart or without written consent of the owner. If the owner is present on properly where a golf cart is being used, they are permitted to give verbal consent.
- *The Town of Oakland shall provide signage designating streets or other areas where golf ca1is may be operated.

Homeowner is Responsible for Sidewalk
- Homeowner adjacent to sidewalk is responsible for maintenance.
- Homeowner can be sued for accidental fall.

No Fishing
Pursuant to existing law, the governing water management authority specifically states that community retention ponds are NOT to be used for recreation such as Swimming, Boating and Fishing. The governing water management authority originally stocked community ponds and cautions that removal of fish will result in a breakdown of the eco system.
Removal of fish will result in substantial financial costs to the community for the restoration of the eco system in the ponds.
Flags
Flags to be flown in accordance with the U.S. Flag Code and Florida Flag Protocols
Can only display the flag from sunrise to sunset unless the flag is illuminated at night
Must take down the flag during rain, snow, or storms unless it is an all-weather flag
No flags or flagpoles shall be installed without prior approval by the Architectural Review Board (ARB).
Garage Door
Garage door must be a solid color and can be painted either white, same color as trim or the same color as body when garage and house are divided by sufficient amount of trim. Garage doors CANNOT be painted the same color as the front door.
HOA Assessments
Association assessments are due twice a year, January 1st ($500) and July 1st ($500) of every year.
Non-paid dues will be placed into delinquency and subject to fines, penalties and a lien placed against the property until paid in full.
Lawn and Weed Maintenance
Lawns should be mowed and maintained. This includes weeds both in the yard and in the beds.
Hedges are to be kept trimmed and are prohibited from growing taller than the perimeter wall.
Mailbox Maintenance and Repairs
Mailboxes should be painted and/or repaired as needed. This includes straightening mailboxes and securing them in the ground.
Please keep in mind an Architectural Review Board (ARB) Application must be submitted prior to installing or replacing a mailbox.
Parking Restrictions:
Overnight Parking Any vehicle parked on the street between the hours of 1 AM and 6 AM will be towed at the Owner’s expense.
Parking In The Community Lots At The Gate: There is NO EXTENDED PARKING ALLOWED IN THE COMMUNITY PARKING LOTS AT THE GATE.
Short term parking is allowed while taking children to the school bus or while enjoying the Community Area; Playground and Tennis Court.
Maximum of 24 hour parking is allowed on occasion for residents with a Temporary Parking Permit.
