Register for the New Gate Entry System

🏡 JOHN’S LANDING HOA – IMPORTANT GATE ACCESS NOTICE
ACTION REQUIRED: REGISTER FOR THE NEW GATE ENTRY SYSTEM

Dear Homeowner/Resident,

The John’s Landing community gate system has been upgraded to the new ButterflyMX Smart Entry System.
This new system replaces the old 4-digit codes and provides a secure and convenient way for residents to open the gate using a smartphone app or a personal 6-digit PIN.

📌 IMPORTANT – THE OLD GATE CODES NO LONGER WORK

The old 4-digit access codes have been permanently disabled.
Residents must now use ButterflyMX for gate access.

If you have not yet received your registration email, or if you are unsure how to register, please contact our property manager right away.
She will assist you in getting set up and ensure you have everything you need to use the new system.

📝 ADDITIONAL RESIDENT REGISTRATIONS

  • Only residents that are adult drivers needing vehicle gate access should be registered.
  • Minors and children should not be added to the system.

📱 HOW TO DOWNLOAD THE BUTTERFLYMX APP

  1. After providing Terri with your email address and receiving a ButterflyMX registration email.
  2. Follow the instructions in the email to Download and Install the “ButterflyMX app.
  3. Once installed, open the ButterflyMX app.
  4. Log in to your account.

If you need help downloading the app, please contact Terri she can walk you through it step by step.

🚪 HOW TO OPEN THE GATE USING THE APP
Once registered, you will be able to:

  • Open the gate using the ButterflyMX app (Swipe to Unlock)
  • Use your personal 6-digit PIN (managed by yourself)
  • Provide guest or delivery access using virtual keys or temporary PINs generated in the app

🎛️ ABOUT GATE CLICKERS
Your existing gate clickers will continue to function as usual — no changes are required.
However, you do not need to purchase a clicker in the future.
The ButterflyMX app provides a convenient way to open the gate from your phone.

Important Reminder – ButterflyMX Registration Gate | Clickers Still Work

Dear Homeowners and Residents,

As we continue to roll out the ButterflyMX Smart Entry System, we would like to provide a few important reminders and updates to ensure a smooth transition for all residents.

🔹Resident Registration
Only residents who drive and require vehicle gate access should be registered in the ButterflyMX system.
Minors and children who do not operate a vehicle should NOT be registered. This includes children using scooters, skateboards, bicycles, or those who walk into the community. For safety reasons, they should use the pedestrian gate, not the vehicle gate.
The ButterflyMX system is designed exclusively for secure, trackable vehicle access. It is not intended for pedestrian-only use.

🔹Check Your Spam Folder
If you have not received your registration invitation from ButterflyMX, please be sure to check your spam or junk email folder, as some invitations may have been filtered.

🔹Gate Clickers Still Work
Please note that your existing gate clickers will continue to function as they have in the past. The new system enhances access options but does not replace the functionality of your current remotes.

🔹Address Privacy Update
To protect resident privacy, home addresses are being removed from the ButterflyMX directory. Only resident names will be visible.

Important Notice – Old Gate Codes No Longer Valid | ButterflyMX Access Instructions

Dear Homeowners and Residents,

🔐 Update on Gate Access Codes

As part of the recent upgrade to the ButterflyMX Smart Entry System, please be advised that the previous 4-digit gate codes were part of the old system and are no longer valid.

The new system now uses unique 6-digit access codes assigned to each registered resident through the ButterflyMX app.
These codes are required for personal gate entry and replace all previously used access codes.
Please do not share your personal PIN with others, as it is tied to your individual resident account.

🔐 Accessing Your New Personal 6-Digit Code

Each registered resident has been assigned a unique 6-digit PIN for secure gate access.
To locate your personal ButterflyMX access code:

  1. Open the ButterflyMX app on your smartphone.
  2. Tap the Account icon in the bottom right corner.
  3. Select “My PIN”.
  4. Tap the 👁️‍🗨️ eye icon to reveal your personal 6-digit access code.

This code is unique to your resident profile and should not be shared with others.

🚪 Providing Guest or Vendor Access

ButterflyMX allows you to generate temporary or recurring access codes for visitors, deliveries, or service providers.
To create a visitor PIN:

  1. Open the ButterflyMX app.
  2. Tap the “+ Visitor Pass” button or “+ Delivery Pass.”
  3. For Visitor Passes choose the Pass you wish to create business hours, one-time, recurring, full-day, or time-limited.
  4. Follow the prompts to send it to your guest.
  5. For Delivery Passes Copy Instructions and send to the Delivery driver.

This gives your visitors convenient and secure entry while preserving the safety of your personal PIN.

URGENT: Action Required – Register for ButterflyMX Gate Access

Dear Homeowners and Residents,

As a reminder, the new ButterflyMX Smart Entry System is being installed this week at the community gate. To ensure uninterrupted access, it is critical that all residents complete their registration as soon as possible.

If you have not yet registered, or if there are additional residents at your property who require vehicle gate access (e.g., spouse, partner, adult children, or roommates), please submit their email address immediately so that individual registration credentials can be issued.

Personal Access Code
A Door/Gate PIN is a convenient and secure backup method for accessing your building when your phone or keys aren’t available.
With ButterflyMX, you can easily create, customize, and use a Door PIN.
Disclaimer: Gate/Door PINs are meant for resident/tenant use only.
If you need to provide access to a visitor, please create a Visitor Pass for them instead.
They offer you more control and can be issued to multiple people.

How to Find Your Personal Access Code
Once you’ve registered and logged into the ButterflyMX app:
1. Open the ButterflyMX app on your phone.
2. Tap the “My Account” or “PIN” section.
3. You will find your unique PIN code listed there.
4. You may also generate virtual keys or temporary PINs for guests as needed.
This personal access code allows you to enter the community gate manually if needed and is tied to your individual registration.

We are also pleased to inform you that access codes have been provided to key community vendors through their respective corporate channels.
These include:

Fines Committee, Gate Codes, Paving Project

IMPORTANT INFORMATION TO HOMEOWNERS OF JOHNS LANDING HOA

To All Residents:

In years past, the Board has utilized its best efforts to have homeowners comply with the covenants, restrictions and reasonable rules of Johns Landing Homeowners Association (“HOA”). Unfortunately, some homeowners simply ignore the covenants, restrictions and rules.

FINES COMMITTEE
Effective immediately, the Association will be enforcing the Declaration of Covenants, Conditions, Easements & Restrictions and the Rules & Regulations of the HOA. The Board has established a Fines Committee for the HOA. For homeowners who have not brought their property into compliance after receiving numerous violation letters the board will turn the homeowner over to the Fines committee. Homeowners who proceed with changes prior to receiving ARB approval are in violation and will automatically be handed to the Fines Committee. Homeowners in violation will receive a Notice of Hearing of the Fines Committee and are required to appear before the Fines committee at the next HOA board meeting. The Fines Committee will process fines levied by the board at $100 per day (per violation) up to $1,000 per violation. Should the homeowner fail to comply or pay the fine, the HOA will hand the homeowner over to the HOA attorney to start lien and foreclosure proceedings. Homeowners who choose to pay the fine and not bring their property into compliance will be handed directly over to the HOA attorney to start lien and foreclosure proceedings. The governing documents of the Johns Landing HOA and Section 720.305, Florida Statutes grant the HOA this authority.

GATE ACCESS
As previously notified to homeowners and residents, the gate codes are being purged from the system during June 2022. Residents should use their remotes/clickers to enter the community. Remotes can be ordered from the HOA website Gate Remote Request Form. Guests will require a 3-digit gate-dial-code to enter the community. The 3-digit code will be entered by the guest and will dial the residents linked phone number. On answering the call and validating the caller the resident will press “9” on their telephone keypad to open the gate and boom. If you have not already registered for your dial-in-code, please do so without delay Gate and Directory Entry Request Form.

PAVERS AT THE ENTRANCE AND GATE
Starting mid-July the pavers at the entrance and gate area will be replaced. This approximate 2-week project will cause disruption to the flow of vehicles entering and exiting the community. Residents are asked to please use caution when entering and exiting the community as all traffic will be flowing in and out of only one gate as work is being completed on the opposite side. Due to the congestion and traffic that flows in and out of the community during the day and to allow for a timelier completion of the project, work will take place in the evenings from 8pm to 6am. Regretfully residents in Cura Crt and particularly those who backup onto the gate and entrance area may experience overnight noise from machinery. Residents’ patience and understanding is requested for the duration of this project.

Resident Vehicle ID Clings

Vehicles belonging to residents of the John’s Landing community will be required to display a Resident Vehicle ID cling on the bottom drivers side corner of the windshield. Not displaying a resident ID cling could result in your vehicle being towed when parked in community areas.

Overview of the gate entry options for Johns Landing Community

Please note these are the methods by which Homeowners, legal residents, visitors and vendors are able to enter John’s Landing Community.

Homeowners and Residents
(Proof of Residency)

Homeowners and Legal Residents will use Clickers to open the Entry gate and boom.

  • Remote/Clicker that can be purchased from the Management Company,
  • Should you not have your clicker with you example in an Uber.
    Enter your 3-digit dial-in code on the keypad, when the gate calls your phone, answer, press 9 and gate and boom will open.

Guests/Visitors

Visitors use the 3 digit code which dials the home owner/resident designated phone.
Homeowner/Resident presses 9 to open the gate.

  • Homeowners to apply online on the website for a 3-digit dial-in code that will be linked to the telephone number they provide.
  • Guest/Visitor will enter your 3-digit dial-in code on the keypad, which dials the home owner/resident designated phone, when the gate calls your phone, answer the call, screen caller, press 9 and gate and boom will open.
  • Homeowners and residents (proof of residency) will be able to apply for 3-digit dial-in codes linked to their phones for all who are validated residents in the home. For example a husband can have his dial-in code, the wife can have her own dial-in code, the teenage daughter that lives at home with them can have her own dial-in code and even the mother-in-law that lives with them can have her own dial-in code.

Deliveries
(Food/Pizza/Doordash/Instacart/Shipt/Florist etc)

Food and shopping deliveries use the 3 digit code which dials the homeowner/resident designated phone.
Homeowner/Resident presses 9 to open the gate.

  • Give the store your 3-digit dial-in code when you order or add and save the code into your delivery options on your account.
  • Delivery person will enter your 3-digit dial-in code on the keypad, when the gate calls your phone, answer the call, screen caller, press 9 and gate and boom will open.

Home Services
(Garden Service/Pool Service/Maid Service/Contractors etc)

Vendors will access the community via a 4 digit PIN that has limited access control during business hours.

  • Apply for a vendor code on the HOA website.
  • Vendor code will be issued to you so that you can pass it on to your vendors.
  • This vendor code will be changed periodically, it is your responsibility to update the code with your vendors.
  • These vendor codes will operate during normal business hours.

Personal Services
(Pet Sitting/House Sitting/Medical Visitation etc)

Vendors will access the community via a 4 digit PIN that has 24/7 access for a limited stipulated time.

  • Apply for a short term temporary vendor code on the HOA website.
  • Vendor code will be issued to you so that you can pass it on to the vendor.
  • These vendor codes will have 24/7 access for a limited stipulated time.

Delivery & Shipping Companies
(UPS/FedEx/Amazon etc)

  • The above delivery companies already have and will continue to have automated access to the community.

  • All residents have until November 15, 2021 to register a gate dial-in code.

Existing gate remotes will still work as before.
Gate remotes can be requested from John’s Landing HOA at a cost of $28.00.

Resident Vehicle ID Clings

  • Any additional Resident Vehicle ID clings will be available at an additional cost.
  • All resident vehicles have to be verified to an address in the John’s Landing community.
  • Verification will be by proof of insurance with a John’s Landing address.
  • Residents can request Vehicle Resident ID clings by completing the Resident Vehicle ID Cling Request Form
  • All residents have until November 15, 2021 to request Resident Vehicle ID clings.

Gate Code requests and Vehicle Resident ID Clings must be completed online no later than November 15, 2021

Residents can request Gate Remotes by completing the Gate Remote Request Form

Vendor Codes

Temporary vendor codes will be available by request from John’s Landing HOA and will be changed every 2 to 3 months.

Frequently Asked Questions

  • Will the ID cling be removable?
    • Yes, it is removable without any residue as it’s a cling with no glue but will stop ‘sticking’ if removed and replaced too many times, so we suggest keeping it in place.
  • Will the ID cling have anything that says Johns Landing or Oakland on it?
    • No, there will not be any anything saying John’s Landing or Oakland.
      It’s a cling with a picture of a tree and the words Parking Permit in green and an ID number.
      The ID number will be linked to you and your address in the HOA database which is private.
  • What is the purpose of the Resident ID?
    • This has become necessary due to issues residents have reported with especially non-residents entering the community, utilizing public areas and causing damaging to both community and homeowner property.
      It’s difficult for residents to call the police on a suspicious vehicle if they have no idea whether the vehicle belongs in the community or not.
  • Why do I need to provide my insurance policies?
    • Insurance policies are the only way the HOA can validate that a vehicle belongs to a resident in the community.
      If the HOA is unable to verify that a vehicle belongs to a resident we will have requests from people who do not reside in the community requesting resident ID clings.
      And yes, we have had issues with people from other neighborhoods with no affiliation to the John’s Landing community requesting remotes, codes etc.
  • Why is the HOA charging for cars in excess of garage space. There are houses that are 5-bedroom homes with a two car garage. Obviously, there would be more than two cars per household if you count the teens driving.
    • The HOA is providing ID clings free of charge up to the number of garages on the property.
      Any vehicles more than the number of garages will be charged for. The HOA has tried to find a fair and logical way to provide as many clings as possible free of charge to the residents within limits.
