As part of our commitment to providing you with excellent service and convenience, we offer an online portal designed to enhance your living experience.

Our online portal provides a convenient platform for you to access various services and amenities from the comfort of your home. Whether you need to access your homeowner account, submit maintenance requests, or view your governing documents, or your communities’ rules and regulations.

By signing up for our online portal, you can enjoy the following benefits:
• 24/7 Access: Access your account anytime, anywhere, from any device with an internet connection.
• Convenient Payments: Easily pay your assessments and other fees online, saving you time and hassle.
• Effortless Maintenance Requests: Submit maintenance requests online and track their status in real time.
• Community Updates: Stay informed about upcoming events, community announcements, and important updates.
• Architectural Requests: Submit architectural requests online, before commencing any exterior home improvements, it is imperative to obtain approval for the proposed modifications.

Signing up for our online portal is quick and easy. Simply visit www.myfolioaccount.com to create your account or scan on the QR code below. Note that you can add any additional accounts including your clubhouse account. You will need to create your first account then add your second account by clicking “my profile” under “homeowners” and you will click “register an additional property”. Payment Options

By Mail
You can mail your payment for your assessments by sending your payment coupon and a check to the following address:

You will need to include one check per property address please, as well as your payment coupon and reference your address in the memo line of each check.

Bill Pay
You can set up Bill Pay through your bank by providing them with the following information:
Payee Name: Association Name (listed on your coupon)
Payee Address: c/o Folio Association Management, PO Box 25473, Tampa, FL 33622-5473
Please make sure the address of your property is on the check.

Online Payment
You can make Online payments using either credit cards or e-check through your homeowner portal at www.myfolioaccount.com to create a user account. You will need to ” Register” and complete the information required to gain access to your Online account. Once registered and approved, you will receive a password via mail and will be ready to make Online payments.
• Recurring or One-time: Debit/Credit Card – through Payabli (Service fee of 3.25% of payment amount)
• One-time: E-Check – through Payabli (Service fee of $2.99)
• Recurring: E-Check – through Payabli (Service fee of $1.99)

Grace Period: 10 Days
Any balance not paid before end of day the 10th, will incur a late fee of $25 and 18% interest per annum and continuously accrue interest until the account is paid in full.
Collection Notices
30 Day Notice of Late Assessments (NOLA):
Sent after 30 days of delinquency providing the property owner 30 days to pay the assessment in full, plus any late fees and interest. This letter may be sent by the Association’s management team or its attorney, and the outstanding balance due would include collection fees, including possible legal fees and costs, which must be paid by the Owner in order to bring the account current.
45 Day Notice of Intent to Lien:
Sent after the expiration of the 30-day notice.
If payment in full is not received prior to the expiration of the 45 Day Notice of Intent to Lien, or if the homeowner failed to enter into an approved payment plan, then the Association will have a Lien recorded in the county’s Official Record Books and a 45 Day Notice of Intent to Foreclose the lien will be sent by the Association’s attorney and would include additional fees and costs which must be paid by the Owner in order to bring the account current.
Note: All payments received will be applied per Florida Statutes, with the funds applied first to interest, late fees, costs of collection and attorney’s fees before being applied towards delinquent assessments irrespective of any limiting language placed on a memo line.
Payment Plans:
Requests for payment plans will be accepted and bound by written document if the Owner can repay the full delinquency and on-going assessments within a 6-month period to include ongoing dues and a 25% deposit ; however, interest and late fees will continue to accrue.

The current Association dues of $460 were due on January 1, 2022.

HOA Annual Dues not received prior to January 31st 2023 will be placed into delinquency.
From January 31st, 2023 all non-paid dues will be placed into delinquency and subject to fines, penalties and a lien placed against the property until paid in full.

HOA Dues Increase

Please Note

Johns Landing HOA Dues are Increasing

Starting January 1, 2023 Johns Landing HOA Dues will be increasing from $800 per annum to $960 per annum billed bi-annually at $460 on January 1 and July 1.

Dues not paid by the end of the month in which they are due (January 31 and July 31) will be placed into delinquency and subject to fines, penalties and a lien placed against the property until paid in full.
