Gated Community

John’s Landing is a gated community of 273 single family homes located in South West Orange County. The south edge of the community encompassed by paved road boundaries includes 60 luxurious custom lakefront and adjacent homes in Johns Landing Estate. Home sizes range from 2000+ to 7600+ square feet, with both one and two story styles. There are four ponds, a small playground with a tennis court and a boat ramp with direct access to John’s Lake. All utilities are underground, with DSL and cable Internet service available. Located at the intersection of CR Route 50 and the Florida Turnpike, 4 miles west of the 429 Expressway. State Road 50 is 1/4 mile north and access to the Florida Turnpike is only 1/2 mile away. We are convenient to all area attractions, with Walt Disney World just a few miles south.

History

John’s Landing was developed from orange groves in two phases. The first phase was developed by Roberts/Cura starting in early 2000, running from the main gate entrance and consisting of 159 homes. The second phase was also developed by Roberts/Cura starting in 2001, and added 114 homes, three ponds, the playground-tennis area, boat dock and the Entry Gate. The exclusive larger lots in Johns Landing Estates which are situated along the lake front section on both sides of Largovista Dr, demarcated by the paved boundaries in the roads, were set aside for later development of executive style custom home construction. Turnover of the Association occurred in 2002. Johns Landing is entirely homeowner controlled and funded.

Home Owners Association

John’s Landing is a private, deed-restricted community. All homeowners are members of the association, and membership and dues are mandatory.
In addition, homeowners are subject to the John’s Landing Covenants and Restrictions, which place certain restrictions and requirements on all properties.

Board of Directors

The Johns Landing Homeowners Association is governed by a board of no less than (3) three elected members.
The board’s Officers consist of a President, a Vice President, a Secretary and a Treasurer who are elected from among the membership of the Board of Directors.
The board generally meets every month (with some exceptions) to act on Association business.
Notices of meetings are posted at the gate three days in advance of any meeting and all homeowners are welcome to attend.

Objectives and Purposes

  1. To establish Johns Landing as a premier single family residential community in Central Florida;
  2. To create, develop, foster, maintain, preserve and protect within Johns Landing a unique, pleasant, attractive and harmonious physical environment which will contribute to and enhance the quality of life for all residents of and visitors to Johns Landing;
  3. To ensure that the development of Johns Landing will proceed pursuant to a uniform plan of development with consistently high architectural, environmental, ecological and aesthetic standards;
  4. To ensure the proper and appropriate subdivision, development, improvement, occupation, use and enjoyment of each Lot, piece, parcel or tract of land within Johns Landing;
  5. To protect each Lot, piece, parcel or tract of land within Johns Landing against the improper, undesirable, unattractive, or inappropriate subdivision, development, improvement, occupation, use and enjoyment of contiguous, adjacent or neighboring Lots, pieces, parcels or tracts of land;
  6. To encourage the development, construction, maintenance and preservation of architecturally and aesthetically attractive and harmonious Improvements appropriately designed for, and properly located on, each Lot, piece, parcel or tract of land within Johns Landing;
  7. To guard against the development and construction of improper, undesirable, unattractive or inappropriate Improvements and the use of improper, undesirable, unsuitable or unsightly materials;
  8. To provide for the future ownership, management, administration, improvement, care, maintenance, use, regulation, preservation and protection of all Common Property within Johns Landing and to provide for and assure the availability of the funds required therefor;
  9. To provide for the establishment, maintenance, preservation, protection and enhancement of consistently high property values within Johns Landing;
  10. To accomplish, meet, satisfy and fulfill certain Governmental Regulations and other governmental requirements;
  11. To provide Developer with effective control over the development, management, administration, care, maintenance, use, appearance, marketing and sale of, and the construction of Improvements upon, the Subject Property for so long as Developer shall own portions of the Subject Property; and

In general, to provide for the development, creation, operation and preservation upon the Subject Property of an exclusive single family community of the highest quality and order and to establish through this Declaration a procedure to ensure accomplishment of the foregoing objectives and purposes.
